Management Responsibility

Management's prime responsibility is to provide decent, safe and sanitary housing to all of its residents on a continuing basis.

Management must provide building security, building cleanliness and personal comfort to the residents of the building. Management also maintains the building and grounds so that the entire facility operates properly.

Management also has a responsibility to the owner or owners in order that the Administrative part of the management's responsibility is met, management must show apartments to prospective residents, write leases, collect rents, maintain bank accounts, maintain accounting systems, pay bills, take care of emergencies and maintain contact with residents, so that the owner is well protected by having a well maintained facility, fully occupied with happy residents.

Management is a little more than letting an apartment.

Resident Responsibility

Your apartment is your home and as such, you are entitled to the same privacy and privileges that you expect in a private home. On the other hand, living in a more confined atmosphere gives residents certain responsibilities to their neighbours, to the management and to the owners of the building. Some of those responsibilities are obvious, courtesy and quietness, observation of rules and regulations, care and maintenance of the facility and respect of the responsibilities of others.

Management makes basic rules as they relate to the concern for safety, cleanliness and effective operation of the building. Still other rules are made by the resident community to give whatever direction and organisation that the community might want. You are guaranteed the right to actively participate in your resident council of your building or estate. The management encourages your involvement.



Property Manager's Qualification

Qualifications:

The activities and responsibilities of the Property Manager are perhaps the most varied and broad in scope of any of the positions in the property management chain of command. Only those who have been selected with due concern for their personalities and abilities to master and handle a multitude of situations will succeed.

The Management Company places a great deal of trust and confidence in its Property Managers. The firm takes its managers into a partnership, whereby the Property Manager is part of the administration team, as well as the on-site manager in charge of day-to-day operations.

For a new person desiring to enter the field of property management as a Property Manager, related experience is always helpful, if of the right nature. In working with the people there are many ways to gain experience other than having been employed in a previous apartment job. The desire of a person to enter into his profession is the first requirement.

Integrity:

He or she must be reliable in all financial matters, in reports to supervisors, other management personnel and in relationships with the residents. He or she must never procrastinate, nor conceal any commissions that exist and that should be known to the management.

Relationship with Residents:

The Property Manager must have a pleasing personality and be congenial to all residents. He or she must be fair and consistent in upholding all policies. The Property Manager must set an example for the residents by his or her own life style.

He or she must understand people and their needs. It is the policy of the Management Company that all Property Managers adhere to equal opportunity. The Property Manager must be acquainted with the cultural background of the residents and their economic status. It must be remembered at all times that we are dealing with people with human problems and should try to handle these problems with a fair and equal approach to the real situations that exist.

Responsibilities:

The Property Manager oversees the development and administration of sound operating and fiscal policy in accordance with established Management Company policies. He or she is responsible for the operations of the development on a 24-hour basis. It is not expected that business be conducted after hours; however, like a gardai, he or she is expected to be responsible for the handling of emergencies whenever they may occur.

Enthusiasm and Stamina:

Interest, enthusiasm, good sense of humour, health and stamina are required to perform the duties which require attention 24-hours a day for seven days each week throughout the calendar year.

Common Sense:

The Property Manager must use common sense and judgement in day-to-day contact with the residents and other business associates. Self-control is to be maintained at all times under all circumstances. He or she should have what one would call a 'steady personality'. It must be realised that people's problems are of a continual nature.

Problem Solver:

Besides the fiscal problems which may arise, the Property Manager must be prepared to solve certain resident problems. He or she must keep in mind, that the work includes not problem people, but people who have problems. The Property Manager must not become personally entangled in the personal problems of the residents to the point that such involvement would prove detrimental to the operations of the project or his or her position.

Salesmanship:

The Property Manager must be well acquainted with the many advantages that a resident has in living in the particular development. At the same time, he or she must be a good judge of character. In the resident selection process, the Property Manager must seek out those applicants who want to make a home within the complex and become a congenial and harmonious part of the development.

Appearance:

The Property Manager dresses in a neat, clean and appropriate fashion. The office is kept neat and tidy at all times. The property and improvements will also at all times be kept neat and free from debris.

Record Keeping:

The Property Manager should have some accounting and administrative background. Handwriting is to be neat and legible, and the ability to keep accurate records is required.

Telephone Manners:

The way the telephone is answered by the secretary or by the Property Manager is usually an indication as to the type of management the apartment has. The Manager must be friendly, courteous and sincere over the phone.

Mechanically Inclined:

Previous experience in light plumbing, electrical work, landscaping, painting, etc., is most valuable as the Property Manager at many times must perform these duties, and at other times direct others.
